i say:

tax cuts are great... if you can get them... mostly you cant though even though they say you can, because usually they arent so much for you...

which brings me to why i cant live in california anymore... the middle class is dissapearing... rents are way too high.. there arent a lot of jobs that pay well... realestate values are astronomical... i cant live in a place with no middle class.. winston-salem NC is a place where a guy can work for a living and have a nice life... its cheaper to rent than buy in a lot of cases... its a nice life when all your money isnt spent...

not that i had that problem in CA... i bought my house before the boom and while its value went up 5 fold i had a nice cheap life... but you cant even do that anymore... its insane.. and ultimately not good... the price to be in good weather is too too high close to the coast... and now even out in the desert the cost of a decent house has outstripped what the wages are for people in this area... and rents are up too...

AMEN!

And while the middleclass dissapears, so do moderate perspectives. Now it seems everyone is polarized - Religious Fundamentalism in the "Heartland" vs. Liberal isolation in urban centers. Poor vs. Elite. Etc.

Yeah, this is pretty much why we left CA too.

thankfully our cyclical markets have a way of correcting, bursting, resessing and so on. take your 5 fold from your house, buy some 5 year bonds and buy a bigger house down the road.

that's my advise - it will cost you 1 srm.

i really had a good gig out here... i can do well anywhere and be happy.. but its not so much about me in my own little world.. its about the people around you who barely have their head above water... it makes for a not so great vibe around town... i like the aura of a place that slow and easy.. and everyone is happier and more satisfied becuase they feel like they can get what the need and have what they want... its good to live in a community of people who feel that a beautiful life is attainable and easy to sustain...

when real estate pops everything will change. Hold tight, rent for a bit, then buy that McMansion, that's right next to Starbucks and Exxon!!! Yay, the American Dream!!

The way I see it, markets tend to track just behind reality. If the reality is that the economic distribtion has changed in this country then property values will change as well. Especially since the one thing that has never changed is the growth of population density in urban centers.
We got more people wanting to live in certain places, and a priveledged few have the disposable income to pay that premium...
